Mission Loans is seeking mortgage professionals who thrive in a fast-paced environment without losing focus on quality of work and delivering an exceptional customer experience. As a Closing-Funding Coordinator, your primary mission is to timely and accurately prepare loan documents for closing, validate and balance executed closing packages to ensure on-time loan funding and disbursement of proceeds for the borrower and delivering a best-in-class customer experience.
Primary Duties & Responsibilities
- Overall responsibility for timely, accurate preparation of loan documents for closing, validation/balancing of the executed closing package to ensure on-time loan funding/disbursement of proceeds for the borrower and delivering a best-in-class customer experience
- Coordinate with closing agent to effectively manage loan closing timelines including finalizing accurate fees, balancing initial closing disclosure and scheduling the loan closing with the borrower
- Comprehensive review and completion of loan file in preparation for closing by: (i) ensuring all underwriting conditions are cleared, (ii) confirming accuracy of loan data and key dates, especially compliance with TRID timelines, (iii) accurately entering final loan figures/details into LOS (i.e. fees, lender credits, pay-offs, impounds, property/title information) into LOS and (iv) confirming borrower has sufficient funds to close, as applicable
- Timely prepare, validate and deliver to closing agent the initial closing disclosure and closing package
- Comprehensive review and validation of the closing documents to ensure are all documents are signed, dated and notarized and maintain compliance with regulatory (wet, dry) guidelines
- Partner with customer relationship manager and closing agent to clear pre-funding conditions and/or closing package discrepancies to ensure compliance with regulatory and company guidelines
- Finalize and initiate loan funding by calculating final figures, liaising with closing agent to balance loan file and submitting request/release of funding wire to appropriate warehouse bank
- Coordinate closeout of the loan transaction with closing agent by timely generating final closing disclosure and confirming disbursement of the loan proceeds
- Manage closing and funding pipeline queues (i.e. initial closing disclosure, scheduling, draw closing package, funding) to ensure smooth, accurate and timely closing/funding process
- Respond in a timely manner to assist in resolution of issues related to requests such as post-closing conditions, suspended loans, quality control audits, investor audits/inquiries
- Operate with a goal to meet and exceed internal and external customer expectations
- Operate in a manner that promotes loan quality and compliance with lending laws

Qualifications & Experience
- 2 years previous experience in mortgage industry
- 2+ years drawing documents and funding experience in high volume mortgage setting
- Extensive knowledge and responsibility for compliance with state and federal regulations applicable to loan fulfillment
- Basic math skills: ability to add, subtract, multiply, and divide in all units of measure
- Understanding of agency & investor underwriting guidelines, policies and procedures
- Knowledge in the following loan programs/products: conventional, FHA, VA, refinance and purchase
- Knowledge of wet and dry closing distinctions, a plus
- Basic proficiency in Microsoft Office products (Excel, Word, etc.)
- Experience with Empower, a plus
